One Property. Two Lenders. Two Different Answers.

What borrowers ask before they pick a lender

A borrower brings a solid property to their bank of fifteen years and gets a no, or a yes at terms that quietly cost them the returns. They assume the deal was the problem. Usually it was not. The Federal Reserve's April 2026 survey found that moderate net shares of large banks eased standards across all three commercial real estate categories in the first quarter, while other banks tightened standards for construction and land development loans. One rulebook was loosening. Another was tightening. Both were looking at the same market. The distance between those two answers is not a rate. It is a connection, and it is the part of the deal most borrowers never see.
Before you lock a term sheet, it also helps to understand what is driving current commercial mortgage rates and where we are in the cycle.
The same file gets different answers, and the reason is not your deal
Lenders do not sit on a spectrum from generous to strict. They sit in different positions, with different pressures, on different days. A bank that just took a loss on an office loan will look at your retail property differently than one that did not. A lender at their limit on multifamily will pass on a file they would have funded in January. None of that reaches the borrower. What reaches the borrower is a no, or a yes with a spread they have no way to benchmark.
The Fed's April 2026 survey shows the split as clearly as it has ever been published:
| Loan category | Large banks | Other banks |
|---|---|---|
| Construction and land | Eased | Tightened |
| Nonfarm nonresidential | Eased | Basically unchanged |
| Multifamily | Eased | Tightened |

Read that table as a borrower. Every row is a property type where the answer depended on which door you walked through. If you knocked on one and left, you never learned there was a second one open. The survey also found that the most cited reason banks gave for easing their CRE policies over the past year was more aggressive competition from other banks and nonbank lenders. Competition is what moves your terms. You only get it if more than one lender sees your file.
What a real connection is made of
Connection is an easy word to put on a website. It is worth being precise about what it means, because the version that helps you is specific and the version that does not is a slogan.
- Knowing who is live this month, not last year. Lender appetite moves quarter to quarter. A working commercial mortgage broker can name which lenders are funding your asset class right now and which have quietly stepped back. That knowledge has a shelf life, which is why recent volume matters more than career totals.
- Knowing how each lender wants to be approached. The same file, formatted for the wrong reader, gets a slower and worse answer. Underwriters are people with preferences and pattern recognition. Presenting to them is a skill, and it is invisible from the borrower's side.
- Being able to call, not just email. A relationship is someone picking up and telling you the truth about your file before it is formally dead. That only exists where deals have actually closed between two parties.
- Knowing when to stop. The connection worth having includes being told your deal does not work as structured, early, by someone with no incentive to keep you hopeful.
How to test whether a commercial mortgage broker's connections are real
Every brokerage website claims relationships. The claims are indistinguishable on the page and easy to separate in a conversation. Ask these, and listen for whether the answers are specific.
- Who personally handles my file, start to finish? If the person who answers your first call is not the person who structures the term sheet, you have found a switchboard, not a banker.
- How many deals have you closed in the last twelve months, and with which lenders? Names and recent dates, or the network is a list. This is the single most useful question on the page.
- Which lenders are active for my asset class right now? A real answer is specific and current. A weak answer is a category: "we work with agency, banks, and private."
- What is your fee, in writing, before we start? Specific, written, no surprises at the table. A commercial mortgage broker who will not put it in writing early will not get better later.
- Can I speak to someone whose deal you closed this year? Real commercial mortgage brokers connect you. Weak brokers explain why they cannot.
- When would you tell me to go back to my own bank? A commercial mortgage broker who cannot answer this has never turned down a fee, which tells you what the advice is worth.
How CMC is built for this
Commercial Mortgage Connection is named after the thing that actually moves a deal. Every inquiry is reviewed by founder Michael McGovern personally. Every file is structured by a senior banker, not passed to a junior handler. And every deal is matched against a network of lenders CMC has actually funded with.
- 750+ active lender relationships. Agency, bank, portfolio, bridge, and private. Working access, not a referral directory.
- 500,000+ loan programs. Including agency execution, value-add bridge, non-recourse, cross-collateralized portfolio loans, and foreign national programs.
- Senior-led, every deal. Michael McGovern brings a Wall Street background and over $1B in originations to every file, and stays on it from the first call through closing.
- Nationwide coverage. Active across all 50 states, with experience in primary, secondary, and tertiary markets. The lender who fits your deal is often not in your zip code.
- Real response times. Live operator 24/7 at 888-656-9812. A response on every inquiry within 4 hours.
Questions borrowers ask
Why do two lenders give different answers on the same property?
Because lenders are not reading the same rulebook. In the first quarter of 2026, the Federal Reserve found that moderate net shares of large banks eased standards across all three commercial real estate categories, while other banks tightened standards for construction and land development loans and for multifamily loans. Same quarter, same property types, opposite direction. A property that misses at one lender can clear at another for reasons that have nothing to do with the deal.
What does a commercial mortgage broker actually do?
They take your file, work out which lenders are active for your property type right now, present the file the way each lender wants to see it, negotiate term sheets, and carry the file through underwriting to closing. You work with one senior banker instead of applying to ten lenders yourself and getting ten different answers with no explanation.
How many lenders should a commercial mortgage broker have access to?
The number matters less than whether the relationships are real. A commercial mortgage broker with 750 active relationships who has recently closed with those lenders can tell you which ones are live for your asset today. A commercial mortgage broker with a directory of 750 names they have never funded with has a contact list. Ask how many deals they closed in the last twelve months and with which lenders.
Does a commercial mortgage broker cost me the savings they find?
Commercial mortgage broker fees are typically paid at closing and structured into the deal. The comparison worth making is not the fee against zero, it is the fee against the terms you would have accepted from the one lender you already knew. When lenders compete for a file, spreads and structure usually move enough to cover the difference. CMC discloses fee structure before engagement, with no surprise costs at the closing table.
When should I call a commercial mortgage broker rather than my own bank?
Call a commercial mortgage broker when the answer matters more than the relationship. Your bank can offer one product under one set of rules. If that fits your deal, take it. If your property is transitional, out of area, mid-renovation, or the timeline is tight, one lender means one opinion and no way to know what you missed. CMC reviews every inquiry and will tell you when your existing bank is the right answer.
Find out what a second lender would say
If you have one answer on a property, you have one opinion. Bring the file to a senior banker and find out what the rest of the market thinks. Every inquiry at CMC is reviewed and routed to a senior banker. Pick the channel that fits your timing.
