The short answer

A commercial mortgage after bank denial is usually a matter of lender fit, not deal quality. If the bank's written reason was property type, loan size, concentration limits or timeline, another lender type will often fund the same file. If the reason was cash flow or equity, be honest with yourself: no broker and no network fixes a 0.95x debt service coverage ratio, and the next step is to strengthen the file, not to reapply.

  • Lender-fit denial: portfolio, bridge, agency and regional lenders each run a different box. That is what a 750+ lender network is for.
  • Deal-quality denial: fix the numbers first. A second bank will repeat the first bank's answer.
  • Another bank already said yes on good terms: take it. The direct route is usually the cheapest.
  • Start here: get the reason in writing, organize the package, and read the portfolio lending page if the property or structure is the issue.

Why banks decline fundable deals

Most denials are not about you. They are about the bank. A traditional bank lends inside a rigid set of rules, and if your deal sits even slightly outside those rules, the answer is no, regardless of how solid the underlying numbers are. The Federal Reserve's Senior Loan Officer Opinion Survey tracks how banks tighten or ease their commercial real estate standards each quarter, and the April 2026 release shows exactly why one denial tells you so little.

Multifamily and apartmentEasedTightened

The Federal Reserve's own wording: "Among large banks, moderate net shares reported having eased standards for all three CRE loan categories," while "modest net shares of other banks reported tightening standards for MF loans." Same quarter, opposite directions. A file that is outside one lender's box this quarter can be squarely inside another's, which is the whole reason a single no should never be treated as a verdict.

The common reasons a bank says no, none of which are a judgment on your deal:

Property type is outside the bank's appetite. Office is the clearest current example: the FDIC's 2025 Risk Review flags elevated office vacancy as a stress point that has pushed banks to pull back from the sector, even on buildings with healthy cash flow. For a market-level example on a single asset, see who to call for a cash-out refinance on a commercial office building in Tampa FL.

Loan size is too small or too large for that branch's program. Concentration limits on a property type or a geography are full for the quarter. Your timeline is faster than the loan committee. The structure you need, such as interest-only, prepayment flexibility or assumability, is not in the bank's standard product. You are an out-of-state investor and the local bank prefers local relationships.

What to do in the first week after a denial: 4 steps

The first days after a denial matter. Things move fastest when the borrower stops guessing and starts matching the file to the right lender type.

Step 1: Ask for the specific reason in writing

Lenders are often vague on the phone. The written reason tells you which of the two denial types you have, and therefore which lender type to approach next.

Step 2: Do not keep reapplying to similar banks

Several denials from the same category of lender waste weeks and build a paper trail of inquiries. The goal is to match the deal to the right lender, not to keep knocking on the same door.

Step 3: Get the full package organized

Rent roll, trailing operating statements, a current personal financial statement, and a one-page loan summary. Run an indicative payment on the free loan calculator so you know your numbers before any lender does, and read how a business plan strengthens a commercial mortgage application, because many non-bank lenders weigh it heavily.

Step 4: Talk to a broker who works across many lender types

A broker already knows which lenders fund the property type, the loan size and the structure you need, so you skip the trial and error. A broker also costs money, which the section on when a broker will not fix it addresses plainly.

Five funding routes banks do not offer

The lending market is much wider than the handful of banks most borrowers approach first. When a bank declines, these are the channels that frequently fund the same deal.

The five funding routes for a declined commercial mortgage, compared on fit. Checked 21 August 2026. Speed and cost are relative rankings, not quotes.
RouteBest forRelative speedThe honest catch
Portfolio lendersNonstandard property, borrower profile or structureModeratePriced wider than the best bank execution
Private and bridge lendersSpeed, mid-repositioning assets, short holdsFastestHighest cost of capital; an exit plan is mandatory
Agency and multifamily lendersStabilized apartment deals, longer amortizationSlowestBuilt for stabilized 1.25x DSCR files, not stories
Credit unions and regional lendersSmaller balances, local relationshipsModerateAppetite changes constantly; one regional's no is not the next one's
Brokered nationwide financing (CMC)Matching a declined file to whichever of 750+ lenders has the appetiteDepends on the route chosenPaid on the transaction; worth it only when execution beats what you source alone

Portfolio lenders keep loans on their own books instead of selling them, so they set their own rules on property type, borrower profile and structure. Private and bridge lenders fund quickly when the property is mid-repositioning and care more about the asset and the exit than about fitting a template. Agency and multifamily lenders, through Freddie Mac Multifamily and Fannie Mae Multifamily programs, stay open on stabilized apartment deals even when a smaller bank tightens on multifamily; CMC's Multifamily & Apartment Loans desk works those executions. Credit unions and regional lenders have appetites that change every quarter. Brokered nationwide financing is not tied to one balance sheet and places the deal wherever the appetite currently is.

When a broker will not fix it: three honest cases

A page that says a broker solves every denial is advertising. Three cases where it does not:

The denial was about the deal, not the bank. If the bank cited debt service coverage below roughly 1.20x to 1.25x, thin equity, or occupancy that has not stabilized, a different lender will see the same weakness. Strengthen the file first: more equity, a co-sponsor, a stabilized rent roll. A broker can tell you exactly what the file needs; it cannot change the arithmetic.

Another bank already said yes on good terms. Take the yes. Bank balance-sheet pricing, whether from your community bank or a national platform such as Chase commercial term lending, is usually the cheapest capital a stabilized deal can get. A broker fee on top of an offer you already have is a cost you do not need.

You need less than $500,000. Most of CMC's lender network is not built for that size. A credit union or community bank is usually the better next call.

What a faster, pricier close actually costs in dollars

The fastest route after a denial is usually bridge or private money, and it costs more. Here is what the premium looks like on a $2,000,000 interest-only loan at two example rates. These are illustrations of spread math, not quotes, and bridge pricing varies widely by asset and sponsor.

Example: $2,000,000 interest-only loan. Example rates for illustration only; math computed 21 August 2026. Not an offer.
Example rateMonthly interest6-month cost12-month cost
6.50% (bank-style example)$10,833$65,000$130,000
9.50% (bridge-style example)$15,833$95,000$190,000
The premium for speed$5,000$30,000$60,000

Three hundred basis points on this example loan is $5,000 a month. That premium buys a close that a bank committee could not deliver, and it is worth paying only when the acquisition, the refinance deadline or the repositioning plan is worth more than $5,000 a month of carry. If it is not, the slower portfolio or agency route is the better answer, and a good broker will say so. Our guide to the impact of location on commercial mortgage terms covers the other spread that moves your cost: the market the property sits in.

The capital itself is not the constraint. Federal Reserve data on commercial real estate loans at all commercial banks stood at $3.12 trillion in July 2026, near record levels, even as standards shifted between bank groups. The money is there when the file reaches the right desk.

Two questions

What reason did the bank give for the denial?

How large is the loan you need?

How a broker gets a commercial mortgage after bank denial funded

Borrower and broker shaking hands after arranging a commercial mortgage after bank denial

A commercial mortgage broker does the matching for you. Instead of guessing which lender might say yes, a broker reads the written reason for the denial, identifies the lenders whose mandate fits the deal, and presents the file in the form each lender wants to see. Commercial Mortgage Connection works across a network of 750+ lenders and 500K+ loan programs, which is how a deal a bank declined on Monday can be back in underwriting with a different lender the same week.

What a declined file gets at CMC: 750+ active lender relationships across agency, bank, portfolio, bridge and private capital; 500K+ loan programs including agency execution, value-add bridge, non-recourse and foreign national programs; every engagement led personally by Michael McGovern from the first call through closing; coverage in all 50 states; a live operator 24/7; and a loan review response within 4 hours.

Stated plainly, because it matters for how you read this page: CMC is a brokerage and is paid when loans close. That is why every rate above is labeled an example, why the concessions on this page name the cases where a broker is the wrong call, and why the best commercial mortgage broker for multifamily guide tells you when a direct agency lender beats us.

Does this apply in your state?

Commercial Mortgage Connection is headquartered in Yonkers, NY and places loans through its 750+ lender network in all 50 states, in primary, secondary and tertiary markets. A denial from a local bank in Ohio or Arizona routes through the same process as one in New York.

Commercial lending is regulated federally and at the state level. Broker licensing, transfer taxes, recording fees and foreclosure rules vary by state, so confirm the specifics for the state your property sits in before you sign a term sheet.

Financing after a bank denial: FAQ

Does a bank denial hurt my chances with other lenders?

No. A single bank's decision does not follow your deal to other lenders. Different lenders have different mandates, and many fund exactly the deals that banks decline. The denial only becomes a problem if you keep reapplying to similar lenders and rack up repeated inquiries instead of matching the deal to the right source, or if the reason was deal quality, which every lender will see.

How fast can I get a commercial mortgage after bank denial?

It depends on the route. Private and bridge lenders are built for speed and typically close faster than a bank committee, at a higher cost, as the example table on this page shows. Portfolio and agency routes take longer and price tighter. In every case the biggest variable is the package: a complete rent roll, operating statements and personal financial statement move a file fastest.

What information do I need ready to move quickly?

You will need a current rent roll, trailing operating statements, a current personal financial statement, and a clear one-page summary of the loan request, plus the bank's written reason for the denial. A complete package is the single biggest factor in how fast a new lender can say yes, and the written reason tells the next lender what they are solving for.

Should I use a broker or go directly to another bank?

If one bank declined for lender-fit reasons, going directly to a similar bank often repeats the outcome, because banks share similar boxes. A broker works across portfolio, private, agency and regional lenders at once. But if another bank has already offered good terms, take the direct route; a broker fee on top of an offer you already have is a cost you do not need.

What property types can still get financed after a denial?

Multifamily and apartment, mixed-use, office, retail, industrial, and many specialty assets all have active lenders, even when a particular bank has stopped lending on that type. Office is the hardest right now, with the FDIC flagging elevated vacancy, so expect lower leverage and tighter terms there. The key is finding a lender whose current appetite matches your asset.
