Which mortgage broker in Yonkers specializes in bank statement loans for self-employed real estate investors?

Which Mortgage Broker in Yonkers Specializes in Bank Statement Loans for Self-Employed Real Estate Investors?

Before you shop for the broker, check that you need a bank statement loan. For most rentals a self-employed investor buys, federal rules put the loan outside consumer lending entirely, and a different program asks for no personal income documents at all.

The short answer

Commercial Mortgage Connection is a Yonkers, NY brokerage whose portfolio lending desk places bank statement loans and other alternative-documentation programs for self-employed borrowers. The honest part first: most self-employed real estate investors asking for a bank statement loan do not need one. Under federal Regulation Z, credit to buy a rental you will not live in is business-purpose credit, which sits outside consumer mortgage rules altogether, and the program built for that case, a DSCR loan, asks for no personal income documents at all. Bank statement loans are the right tool in a narrower set of deals than the marketing suggests.

  • The rule: the Consumer Financial Protection Bureau's official commentary states that credit to acquire, improve or maintain non-owner-occupied rental property, regardless of unit count, is "deemed to be for business purposes."
  • When a bank statement loan does fit: owner-occupied property, including a two to four unit building you live in, where the loan is consumer credit and your income still has to be proven.
  • The number that decides your loan: not the rate, the expense factor. A 50% factor on $480,000 of deposits qualifies you on $20,000 a month; an 85% factor on the same deposits qualifies you on $6,000.

Checked 7 September 2026 against Regulation Z (12 CFR 1026.3) on the CFPB site, the Fannie Mae conventional multifamily term sheet and the Federal Reserve's July 2026 Senior Loan Officer Opinion Survey. Program terms change; every rate here is an example.

The anatomy of a bank statement loan

A bank statement loan replaces tax returns with deposit history. Instead of reading adjusted gross income off a Schedule C or a K-1, the underwriter totals 12 or 24 consecutive months of personal or business bank statements, applies an expense factor to strip out what it assumes are business costs, and treats the remainder as qualifying income. It exists because the tax code and the mortgage box pull in opposite directions: the write-offs and depreciation that make a good tax return make a bad loan application.

Three parts of that definition matter more than the rate. The averaging window, 12 months or 24, decides how much a slow quarter hurts. The expense factor, typically somewhere between 15% and 50% of deposits depending on the lender and the documented nature of the business, decides the qualifying income, and it varies more between lenders than the interest rate does. And the classification: a bank statement loan is a non-QM consumer mortgage product, which is exactly why the next section matters for anyone buying rental property.

The federal rule that takes most investor deals out of bank statement loans

Regulation Z, the Truth in Lending rule the Consumer Financial Protection Bureau administers, exempts business-purpose credit from consumer mortgage requirements. Its official commentary on 12 CFR 1026.3(a) is unusually direct about rental property: credit extended to acquire, improve or maintain rental property that is not owner-occupied "is deemed to be for business purposes," and the commentary adds "regardless of the number of housing units." A single-family house you will rent out counts. The commentary sets one bright line on occupancy: if the owner expects to occupy the property for more than 14 days in the coming year, it is not non-owner-occupied and the special rule does not apply.

Owner-occupied rental property follows different tests. Under the same commentary, credit to acquire owner-occupied rental property is deemed business purpose only if the building has more than 2 housing units, and credit to improve or maintain it only if it has more than 4. So a duplex you live in is generally consumer credit, and that is precisely where a bank statement loan belongs. The practical translation for a self-employed investor: if you will not live in it, you are usually not in the consumer product at all, and a lender steering you into one may be selling what it happens to have rather than what fits.

Which documentation program fits which purchase, and why. Regulation Z classifications from CFPB commentary on 12 CFR 1026.3(a); program descriptions are typical patterns, not lender policy. Checked 7 September 2026.

What the expense factor actually costs in dollars

Borrowers shop bank statement loans on the interest rate. The number that decides whether the loan happens is the expense factor, and it is rarely advertised. Take a self-employed investor with $480,000 of business deposits over 12 months. Here is what three common factors do to qualifying income, and to the loan that income supports at a 43% debt-to-income ceiling with $3,000 of existing monthly debt. These are illustrations of the arithmetic, not quotes or program terms.

Example: $480,000 in 12-month business deposits. Expense factors are typical ranges, not any lender's policy; loan capacity shown at a 43% debt-to-income ceiling with $3,000 of other monthly debt. Math computed 7 September 2026. Not an offer.
Expense factor appliedQualifying annual incomeQualifying monthly incomeMonthly housing payment it supports
15% (documented low-overhead business)$408,000$34,000$11,620
50% (common default factor)$240,000$20,000$5,600
85% (undocumented, lender-assumed overhead)$72,000$6,000$0, the file does not qualify

Same borrower, same deposits, same bank statements. The difference between the top row and the middle row is $6,020 a month of borrowing power, and the bottom row is a decline. That gap is decided by a percentage in a lender's guideline, so the first question to ask any lender or broker is not the rate, it is: what expense factor will you apply to my business, and what would I have to document to lower it? A CPA letter describing actual overhead is often the cheapest thing a self-employed borrower can produce. Run payment scenarios in the free loan calculator.

Two questions

What are you buying?

Why do your tax returns not work?

DSCR: the program most self-employed investors actually want

A DSCR loan sizes the loan on the property's debt service coverage ratio, net operating income divided by annual debt service, and stops there. No tax returns, no bank statement averaging, no expense factor, because the borrower's personal income is not the repayment source being tested. For a self-employed investor whose returns are engineered for tax efficiency, that is not a workaround; it is the correct underwriting for a business-purpose loan.

Example: rental property with $130,000 net operating income, 30-year amortization, 1.25x minimum coverage. Example rates for illustration only; math computed 7 September 2026. Not an offer.
Example ratePayment on a $1,200,000 loanDSCR at $1,200,000Largest loan that passes 1.25x
6.75%$7,7831.39x$1,336,000
7.25%$8,1861.32x$1,270,000
8.25%$9,0151.20x, fails$1,154,000

Two things fall out of that table. Every dollar of documented net operating income raises the loan, which is why a clean rent roll and correctly categorised expenses are worth more than another year of tax returns. And a 100 basis point move from 7.25% to 8.25% costs $829 a month and cuts the qualifying loan by $116,000, which is the same coverage arithmetic that caps apartment loans; our guide to loan-to-value ratio in apartment complex loans works through it at scale. Fannie Mae's conventional multifamily term sheet uses that same 1.25x floor on five-plus unit properties, which is why the number recurs across programs.

What a Yonkers broker can and cannot do for this file

Commercial Mortgage Connection, Inc. is a commercial mortgage brokerage at 326 Saw Mill River Rd in Yonkers, NY. It is not a lender. Its Portfolio Lending desk exists for exactly this category: bank statement loans and alternative-documentation programs, no minimum FICO where applicable, foreign national programs, and story-driven underwriting placed across a 750+ lender network carrying 500K+ loan programs, with $1B+ originated and every engagement led personally by founder Michael McGovern. A submitted file gets a review response within 4 hours.

What a broker adds on a self-employed file is specific and worth naming: knowing which lenders apply which expense factor to which business type, and knowing which will read a business-purpose deal as a DSCR file rather than forcing it into a consumer product. What a broker cannot do is change your deposits, lower a lender's factor by asking, or make a property cover debt it does not cover. If you want the broker comparison itself, including where direct lenders beat us, that argument lives on our separate page about the best commercial mortgage broker in Yonkers NY, linked in the short answer above; this page is about the bank statement loan itself, not the pitch.

What borrowers can actually control: 4 levers

1. Loan purpose, stated correctly. Whether you will occupy the property decides the entire regulatory track, and the commentary's 14-day occupancy line is the test. Get this right at the application, not after the file is in underwriting.

2. The expense factor. Ask every lender for the factor and what documentation would lower it. A CPA letter on actual overhead can be worth more than the rate difference between two lenders, as the dollars table shows.

3. Deposit hygiene. Transfers between your own accounts, one-off owner contributions and cash deposits without a source often get stripped out of the average. Twelve months of clean, categorised deposits from one business account beats twenty-four months of a mixed personal account.

4. Property documentation. On a DSCR file, the rent roll and the trailing twelve months are the underwriting. Make them tie to bank deposits before submission. Our guide on strengthening a commercial mortgage application covers the package.

What this page will not tell you: three honest limits

It will not tell you a bank statement loan is the answer. For most non-owner-occupied investor purchases it is the wrong product, and this page says so in the short answer even though we place bank statement loans. If a broker leads with a bank statement loan before asking whether you will occupy the property, that is a sales sequence, not an underwriting one.

It is not legal or tax advice. The classification of a specific loan under Regulation Z is a determination the creditor makes on the facts of your transaction, and the commentary itself lists factors that can point either way on a flip. Have your attorney or CPA confirm the treatment of your deal.

It is written by a brokerage. Commercial Mortgage Connection is paid when loans close, which is why every rate on this page is an example and why we publish no rate sheet. If your own bank or credit union already holds your business deposits and will lend against them, that relationship is often the cheapest route on an owner-occupied purchase, and a broker adds little. Take that yes.

Does this apply in your state?

Commercial Mortgage Connection is headquartered in Yonkers, NY and places loans through its 750+ lender network in all 50 states. Regulation Z and its business-purpose commentary are federal and apply everywhere. What changes by state is the wrapper: mortgage broker and loan originator licensing, recording taxes, and whether a given lender is authorised to lend on consumer-purpose loans in your state at all.

New York adds its own layer for Westchester County and New York City property, including mortgage recording tax, so budget for it separately from the rate. Confirm the specifics for the state your property sits in before you sign a term sheet.

Bank statement loans for self-employed real estate investors: FAQ

What is a bank statement loan for self-employed borrowers?

A mortgage that qualifies you on 12 or 24 months of bank deposits instead of tax returns. The underwriter totals the deposits, applies an expense factor to strip out assumed business costs, and treats what is left as qualifying income. It is a non-QM consumer mortgage product, designed for borrowers whose write-offs and depreciation make their tax returns understate real cash flow.

Can a self-employed real estate investor get a mortgage without tax returns?

Yes, by two different routes, and the property decides which. On a rental you will not occupy, the loan is business purpose under Regulation Z, and a DSCR program qualifies on the property's net operating income with no personal income documents at all. On an owner-occupied purchase, the loan is consumer credit and a bank statement program is the usual alternative-documentation route. Both still check credit, reserves and the property.

Is a bank statement loan or a DSCR loan better for investment property?

For a property you will not live in, a DSCR loan is usually the better fit, because the CFPB's commentary deems credit to acquire non-owner-occupied rental property to be for business purposes regardless of unit count, and DSCR underwriting matches that. A bank statement loan asks you to prove personal income the lender does not actually need for repayment. Get both quotes; the honest comparison is the rate and the fees against the documentation burden.

How do lenders calculate income from bank statements?

They average deposits over 12 or 24 consecutive months, then apply an expense factor, commonly somewhere between 15% and 50% of deposits depending on the lender and how well the business overhead is documented. On $480,000 of deposits, a 15% factor produces $34,000 of monthly qualifying income and an 85% factor produces $6,000. Transfers between your own accounts and unsourced cash are typically excluded from the average.

Which mortgage broker in Yonkers handles self-employed investor loans?

Commercial Mortgage Connection, at 326 Saw Mill River Rd in Yonkers, NY, runs a portfolio lending desk covering bank-statement and other alternative-documentation programs, placed across a network of 750+ lenders. It is a brokerage, not a lender, and it is paid when loans close. If your own bank already holds your business deposits and will lend on the deal, that route is often cheaper on an owner-occupied purchase; a broker earns its fee when the file needs lenders you cannot reach alone.
